Routing and sealing for stable cracks, structural repair for moving ones. Matching the fix to the crack instead of caulking everything and hoping.

Slab leveling

Settled walkways, patios, and garage floors lifted back to grade — typically a fraction of replacement cost when the slab itself is sound.

SURFACE

Spalling & scaling

Flaking, pitted surfaces ground and resurfaced with polymer-modified overlays, then sealed against the coastal wet-dry cycle that caused the spalling.

Before quoting a repair, we figure out why it broke. Otherwise you’re buying the same failure twice.

≈ Sand moves, fill settles

West-side slabs on dune sand settle when water gets under them; fill-lot slabs settle because fill settles. Leveling fixes the symptom — pairing it with drainage fixes the cause.

We check where the water’s been going before we lift anything.

◎ Tree roots and old pours

Street trees heave sidewalks and walkways all over SF, and many residential slabs were poured decades ago without steel or joints. Some of those are repair candidates; some have simply reached end of life.

A lifted slab edge on your walkway or sidewalk is a claim waiting for a plaintiff, and SF property owners carry that liability on the sidewalk fronting their lot.

Repair or replace — how do you decide?
Three questions: is the base sound, is the cracking stable, and does the slab drain the right way? Yes to all three and repair holds. A failed base or wrong drainage means replacement, because any patch inherits the same problem. We show you the reasoning on site.
How much cheaper is leveling than replacement?
When the slab is sound, leveling typically runs a fraction of tear-out-and-repour — often less than half — and it’s done in hours instead of days. When the slab is broken into pieces, leveling isn’t on the table and we’ll say so.
Will the repair match my existing concrete?
New concrete and overlays cure lighter than weathered slab. Color-matched overlays get close; an exact match on aged concrete isn’t honest to promise. Where appearance matters most, we’ll show you the trade-offs between blending a repair and resurfacing the whole run.
How long does a proper repair last?
A routed-and-sealed stable crack or a leveled sound slab should give you 10+ years. A structural repair on a moving crack depends on stopping the movement — which is why we diagnose the cause first.
