Bring us the NTR and we scope exactly what the inspector marked — squares, curb, and any root damage — with a written price. No paying to fix squares the city didn’t flag unless you want to.

STEP 02

Permit & repair

We pull the Sidewalk Repair Permit through the Public Works Permit Center, protect the work zone, and replace the marked squares to city standard — thickness, score pattern, and finish.

STEP 03

Inspection sign-off

City inspection scheduled and passed, notice closed out, paper trail handed to you. Done means the city says it’s done.

Yes, it’s really your sidewalk bill

Public Works Code Section 706 puts sidewalk maintenance on the fronting property owner. The city inspects every block on a rolling cycle — this isn’t a maybe.

§ How the notice works

The city’s Sidewalk Inspection and Repair Program surveys every SF sidewalk on a 25-year cycle, prioritizing transit routes, schools, and hospitals. Damage in front of your lot gets you a Notice to Repair.

You can hire your own licensed contractor — that’s us — or wait and be folded into the city’s contract and billed. Owners were billed millions this way over the past several years, and the city’s contractor doesn’t call you to schedule around your driveway.

◎ Tree roots change the math

Since 2017, the city — not you — is responsible for street trees and, in many cases, the sidewalk damage their roots cause. If a street tree heaved your squares, part or all of the repair may not be your bill.

We flag root-caused damage in the quote so you can push the right portion back to the city before paying for it.

⚠ The liability before the notice

You don’t need a notice to be exposed. A trip-and-fall on a lifted square fronting your property lands on you the moment it happens.

If your sidewalk has raised edges or open cracks, fixing it before the city or a lawyer finds it is the cheap version of this problem.

I just got a Notice to Repair. What’s my first move?

Don’t ignore it and don’t panic — you have the option to hire your own contractor before the city folds you into its repair contract and bills you. Send us a photo of the notice and the marked squares and we’ll quote it, usually within a couple of days.

What does sidewalk repair cost in San Francisco?

It’s priced per square and by what’s under them — a straightforward square replacement is modest, root remediation and curb work add to it. Because we quote from the notice, you get a fixed written number for exactly what the city requires.

A street tree destroyed my sidewalk. Do I still pay?

Often not entirely. Street trees became the city’s responsibility in 2017, and root-caused sidewalk damage frequently qualifies for city repair. We identify root damage in our assessment so you’re not paying for the city’s tree.

Can I just patch it with asphalt?

Cold-patch is a temporary trip-hazard fix, not a repair the city accepts to close a notice. The NTR closes when the squares are replaced to city spec, permitted and inspected.
