Mid-century houses, mid-century concrete

Laurel Heights largely skips the brick-foundation problem that dominates the older neighborhoods nearby. Its issues come from age, base preparation, and drainage.

▦ Concrete from day one

Houses built here after the cemetery was cleared went up on poured concrete foundations. That is an advantage over brick, but foundations from the 1940s and ’50s were designed to older codes and sometimes have minimal steel.

Hairline cracking is normal at this age. Cracks that are widening, offset, or letting in water deserve a closer look, and that look is free.

Many houses here put the garage at street level with living space above, so the apron and the sidewalk in front of it have carried a car’s weight twice a day for decades.

When the apron and the squares beside it fail together, we replace them in one permitted job so levels and drainage line up across the property line.

Mid-century houses with garages under the living space are also ADU candidates. Underpinning an existing concrete foundation is often a simpler starting point than replacing brick, though every dig-down still runs on an engineer’s drawings.

My house is from the 1940s or ’50s. Is the foundation reinforced?
Usually it is concrete with some steel, but often less than today’s code calls for. That is not automatically a problem. A look at the cracks, the sill connection, and the drainage tells you whether anything needs doing now.
Our driveway is original. Repair or replace?
At 70-plus years, replacement is usually the better spend if the slab is settling, heaving, or draining toward the garage. If it is sound with surface wear, resurfacing or leveling can buy years. We show you which on site.
Was Laurel Heights really built on a cemetery?
Yes. Laurel Hill Cemetery occupied much of the area until its graves were relocated to Colma around 1940, and most of the neighborhood was built after that. For concrete work, it mainly explains why the housing here is younger than in the neighborhoods around it.
