Concrete contractor in Lower Pacific Heights
Lower Pacific Heights covers the blocks between Japantown and the Pacific Heights ridge, built mostly as Victorian and Edwardian flats along the Fillmore Street corridor. It shares our 94115 ZIP, and most concrete work here comes from fitting something these buildings were never designed for: the car.

SCOPE OF WORK · LOWER PACIFIC HEIGHTS
Concrete work in Lower Pacific Heights
Garage access, sidewalks under old street trees, and foundations under flats that are more than a century old.
Aprons & driveways
Many buildings here had garages cut into their raised basements decades after they were built. The result is short, sharp aprons that scrape bumpers and drain toward the door. We regrade them so cars clear and water heads to the gutter.
Concrete Driveway service → PUBLIC WORKSSidewalks & curb cuts
Changing a curb cut takes a Public Works permit, and so does replacing the sidewalk squares around it. We pull both and pour to city spec.
Concrete Sidewalk service → STRUCTURALFoundations under flats
Pre-1906 flats on brick, and settled corners from a century of water running the wrong way. Diagnosed first, then quoted.
Foundation service →LOCAL KNOWLEDGE · LOWER PACIFIC HEIGHTS
Built for carriages, adapted for cars
Lower Pacific Heights sits west of Van Ness Avenue, where the 1906 fire stopped, so much of its housing predates the automobile. Most concrete problems here come from fitting modern life onto those lots.
⇲ The cut-in garage
A garage carved into a Victorian’s raised basement puts the floor near sidewalk level with a short apron in between. Get that slope wrong and bumpers scrape on the way in while rainwater runs under the door on the way down.
We set the apron with a transition break where the grade changes, and add a channel drain at the door when the geometry cannot shed water on its own.
◎ Old trees, lifted squares
Many blocks here are lined with mature street trees whose roots lift sidewalk squares. Since Proposition E took effect in 2017, the city maintains street trees and is responsible for sidewalk damage their roots cause.
If a repair notice lands on your building, we document root damage separately in the quote so you don’t pay for what the city owns.
§ Fillmore Street frontage
Commercial frontage on Fillmore falls under the same sidewalk ordinance as a house, with far more people walking on it. A lifted square in front of a busy shop is a claim waiting to happen.
We phase storefront work so the entrance stays open and schedule pours around deliveries and service hours.
