Concrete contractor in the Marina

Much of the Marina is built on fill placed for the 1915 Panama-Pacific International Exposition, and in 1989 the Loma Prieta earthquake showed what that ground can do: soil liquefied, buildings collapsed, and fires burned. Concrete work here starts with the soil, and on many lots it is part of a seismic retrofit.

≈ Exposition fill

Before 1915, much of today’s Marina was shallow cove and marsh. It was filled to create the grounds for the Panama-Pacific International Exposition, and the Palace of Fine Arts is the most visible thing left from it.

Most of the Marina falls within the state-mapped liquefaction zone. Foundation work typically follows a geotechnical report, and we pour what the engineer designs for that soil.

⌂ Soft stories

The 1920s and ’30s apartment buildings that define the Marina often devote most of the ground floor to garages. In 1989, that weak ground story is where several buildings failed.

San Francisco’s Mandatory Soft Story Retrofit Program targeted wood-frame buildings like these. Many retrofits add steel frames that need new concrete footings, which is work we do.

◎ Close to the bay

Groundwater sits closer to the surface here than in the hill neighborhoods, and salt air reaches exterior concrete near the water. Dig-downs need drainage and waterproofing designed in, and exterior slabs benefit from a good sealer and enough cover over the steel.

None of that is exotic. It just has to be in the plan from the start.

Marina concrete questions

Is my Marina building in a liquefaction zone?
Most of the Marina is. Confirm your parcel on SF Planning’s Property Information Map. If it is in the zone, expect foundation work to involve a geotechnical report, and expect us to build to it.
Do you pour footings for soft-story retrofits?
Yes. We excavate and pour the footings and grade beams the engineer specifies, then hand off to the steel or framing crew, or work under your general contractor.
Can I lower my Marina garage floor for an ADU?
Often, but groundwater is the deciding factor. The design will usually include a geotechnical review, sub-slab drainage, waterproofing, and possibly a sump. We tell you at the site visit what your lot is likely to need before you commit to a budget.
