Concrete contractor on Nob Hill

Nob Hill takes its name from the railroad barons who built mansions on its summit, and it lost nearly all of them in the 1906 fire. What replaced them was apartment buildings, hotels, and Grace Cathedral, which is reinforced concrete shaped to look like carved stone. Most concrete work here is building-scale: sidewalks along steep frontages, garage ramps, and entry steps, for HOAs, co-ops, and owners.

Rebuilt after 1906, now a century old

Most of Nob Hill’s buildings went up in the decades after the fire. Their concrete is old enough that its problems are predictable.

▦ Early reinforced concrete

Buildings from the 1910s and ’20s were early adopters of reinforced concrete, often with thin cover over the steel. A century of moisture reaches that steel, it rusts and expands, and the concrete breaks off in sheets. That is the spalling on old ramps, landings, and stair edges.

A lasting repair cuts back to sound concrete, cleans or replaces the steel, and rebuilds the section. Cosmetic patching over active corrosion usually fails within a few years.

△ Steep frontage, busy sidewalks

California, Jones, and other streets climb steeply over the hill, and the sidewalks in front of large buildings are long and sloped. Replacing them means pedestrian protection, careful phasing, and sometimes a pump on the cross street.

Cable cars run on California, Powell, and Hyde, so street-space planning comes first whenever equipment needs the roadway.

§ Working for boards

Most of the hill is condos, co-ops, and managed rentals. Boards and managers need a written scope with photos, a fixed price, insurance certificates, and a schedule that keeps residents’ access open.

Our building received a sidewalk Notice to Repair. Can you handle it for the HOA?
Yes. Send us the notice and photos of the marked squares. We quote exactly what the notice requires, pull the Public Works permit, phase the work around entrances, and close out the inspection.
Why is our garage ramp spalling?
Usually because moisture has reached the reinforcing steel. Rusting steel expands and breaks the concrete above it. The fix is to remove damaged concrete down to sound material, treat or replace the steel, and rebuild. Surface patches over active corrosion don’t last.
Can residents keep using the garage during ramp repairs?
Usually. Ramps can often be repaired one side at a time so one lane stays open. When a full closure is unavoidable, we keep it as short as curing allows and schedule it with the board in advance.
