NOPA’s flatter ground makes access easier than on the hills around it. What varies here is the age of the house and what it was built on.

⌂ The raised-basement opportunity

Many NOPA Victorians sit on a raised basement, with the garage or storage level partly below grade. When that level is a few inches short of habitable height, lowering the floor is often the missing piece of an ADU plan.

When the house is also on brick, the foundation replacement and the dig-down can be designed as one project, which usually costs less than doing them years apart.

▦ Victorian or Edwardian matters

Houses from the 1880s and ’90s were usually built on brick. Many from the 1900s and 1910s went up on early concrete, often with little or no reinforcing steel. Both can crack, but the causes and the repair options differ.

That is why we look before we quote. A crack in an early concrete foundation can sometimes be repaired, while crumbling brick usually points to replacement.

↔ Getting concrete to the back of the lot

Many lots here run well over 100 feet deep with no side yard. Concrete for a back patio travels through the garage by pump hose or wheelbarrow, so we protect floors and walls along the route and size the crew to how fast material can reach the forms.

For larger yards, a line pump makes the trip in one continuous run, which matters for a clean finish.

Can my NOPA garage level become a legal unit?
Often, if the ceiling height can be made legal. Your architect sets the target height, your structural engineer designs the underpinning, and we excavate, underpin, and pour the new slab. A site visit tells us roughly how far down you would need to go and whether groundwater is a factor.
How do you get concrete to a backyard with no side access?
The truck stays at the curb. Concrete reaches the yard through the garage by pump hose, or by wheelbarrow for small pours, along a protected route. You see the access plan before pour day.
Should I replace a brick foundation before or during an ADU project?
During, if you can. The excavation, shoring, and engineering overlap, so designing both together usually saves money and months compared with doing them separately.
