Concrete contractor in Presidio Heights

Presidio Heights runs along the Presidio’s southern wall, with the shops of Sacramento Street at its center. The houses are large, mostly from the early 1900s, and set behind garden walls, entry stairs, and driveways that have been patched for decades. Concrete work here means doing those pieces properly and making them look like they belong to the house.

LOCAL KNOWLEDGE · PRESIDIO HEIGHTS

Big houses, old hardscape

Presidio Heights was mostly built in the decades around 1906 on ground that slopes gently toward the Presidio. The houses were built well. The concrete around them was usually redone a piece at a time.

⌂ Houses people notice

Many houses here were designed by well-known architects of the period, and owners care how a new wall or stair reads from the street.

Exterior changes to a historic resource can involve Planning review, so we check a property’s status before designing anything visible.

▦ Decades of patches

Driveways, walks, and stairs here have often been repaired several times, in different mixes and finishes. The result is cracking at every seam and colors that don’t match.

Replacing a full section at once costs more than another patch and lasts far longer.

≈ Water on a gentle slope

The ground falls north toward the Presidio. Water from lots upslope runs toward walls, stairs, and garage doors unless something sends it elsewhere.

Drainage behind walls and pitch on driveways go into the plan from the start. Where a yard stays wet, a French drain is often the fix.

COMMON QUESTIONS

Presidio Heights concrete questions

Does a driveway replacement need a permit?
The part in the public right-of-way does. The apron and sidewalk need a Public Works permit and must meet city standards, which we handle. Flatwork entirely on your lot usually doesn’t, and we confirm that for your project.
Can new concrete suit an older house?
Yes. Color, aggregate, and finish can be chosen to suit the house, and sandblasted or exposed-aggregate surfaces look settled in rather than brand new. We go over options at the site visit.
Does my garden wall need an engineer?
Walls over 4 feet need engineering and a permit, and so do shorter walls with a driveway, a structure, or a steep slope above them. A low garden wall with nothing behind it usually doesn’t.
