Concrete contractor in the Inner Richmond
The Inner Richmond was sand dunes until the streetcars arrived, then filled in fast with Edwardian flats and, later, rows of houses over garages. Between the Presidio and Golden Gate Park, the job is usually the garage level: lowering it, converting it, or replacing the apron in front of it.

Concrete work in the Inner Richmond
Most Inner Richmond projects start at street level. Each links to the full service page.
Garage dig-downs
Adding a unit below Richmond flats often starts with a lower floor. Sand digs easily but won’t stand on its own, so shoring and sequencing are planned before the first cut.
Garage Slab Lowering service → GARAGE APRONSDriveways & aprons
Short, steep aprons from the street into the garage crack and scrape bumpers. We rebuild them with transitions cars can clear and a pitch that keeps water out of the garage.
Concrete Driveway service → CLEMENT · GEARYSidewalk repair
Street trees and age lift sidewalk squares on residential blocks and commercial strips alike. We handle the Public Works permit and phase work so entrances stay open.

Built on the Outside Lands
The Richmond and the Sunset were once called the Outside Lands: open dunes west of the city. The sand is still there under every lot, and it shapes how concrete work gets done.
≈ Dune sand
Sand drains well, which helps slabs and walks. It also has no cohesion, so an excavation wall will slump unless it is shored, and on these narrow lots the neighbor’s footing is close.
Dig-downs here are engineered and dug in sections. We price that in from the start.
⌂ Flats over garages
Much of the housing is Edwardian flats from after 1906 and houses from the 1920s and ’30s with garages at street level. Those garage levels are the most common place to add space.
Lowering the floor, new footings, and a new slab often happen in one project.
◎ Fog and moss
The Richmond gets far more fog than the eastern neighborhoods. North-facing walks and stairs stay damp, grow moss and algae, and turn slick.
A textured finish and good drainage keep them walkable. A smooth trowel finish is the wrong choice out here.
