Concrete contractor in the Outer Sunset

The Outer Sunset was mostly dunes into the 1920s. Builders like Henry Doelger then lined it with rows of stucco houses over street-level garages, block after block toward Ocean Beach. Those garages, the driveways in front of them, and the salt air off the ocean set most of the concrete work out here.

LOCAL KNOWLEDGE · OUTER SUNSET

Sand, salt, and row houses

The Outer Sunset has some of the most uniform housing in the city and some of the toughest conditions for concrete: loose sand underfoot and wet, salty air.

≈ Sand all the way down

The houses are built on dune sand. It drains well and supports a slab fine, but a vertical cut won’t stand, and on attached houses the neighbor’s footing is right there.

Excavations are shored and dug in sections to the engineer’s plan.

⌂ Doelger-era houses

Many Sunset houses date from the 1930s and ’40s, built fast and in quantity, with garages and storage at street level and the living space above.

That ground floor is where most owners want to add space. Lowering the slab is often what makes the ceiling height work.

◎ Salt air

Within a few blocks of Ocean Beach, fog and wind carry salt onto everything. Concrete with thin cover over the rebar rusts from the inside and spalls.

New work near the beach gets enough cover over the steel and a good sealer. Old spalling gets cut back, not patched over.

COMMON QUESTIONS

Outer Sunset concrete questions

Can I convert my Outer Sunset garage into an in-law unit?
Many can. Lowering the slab adds ceiling height, and your architect or engineer designs the work. We excavate, shore, and pour to the plans and coordinate the inspections.
Why is the concrete on my front steps breaking off?
Near the ocean it’s usually rusting rebar. Salt and moisture reach the steel, it swells, and the surface pops off. Patching over it fails fast; the fix is cutting back to sound concrete and treating or replacing the steel.
Who is responsible for the driveway apron at the street?
It’s in the public right-of-way, but the fronting owner maintains it. Rebuilding it takes a Public Works permit and city-standard construction, which we handle.
