Concrete contractor in Haight-Ashbury

The 1906 fire never reached the Haight, so its blocks of 1890s Queen Annes and Edwardians are still standing, and many still sit on the brick they were built on. Between the Panhandle and Buena Vista Park, concrete work here usually means replacing old foundations, digging down for space below, and keeping the Haight Street frontage safe to walk.

LOCAL KNOWLEDGE · HAIGHT-ASHBURY

A neighborhood the fire missed

The Haight was built out in the 1880s and ’90s as a streetcar neighborhood next to Golden Gate Park. Surviving 1906 kept the houses, and it kept their original foundations too.

⌂ Built before 1906, still on brick

The fire burned west only as far as Van Ness Avenue and Dolores Street, so the Haight’s Victorians came through it. Most were built on brick foundations, and plenty have never had them replaced.

Brick and lime mortar weaken slowly. A look through the basement or crawlspace shows what you have, and our inspection is free.

△ Slopes toward Buena Vista

The flat blocks by the Panhandle turn steep toward Buena Vista Park and Ashbury Heights. Uphill lots bring retaining walls, stepped walks, and garages cut into the grade.

On a slope, a foundation job and a drainage job are usually the same job.

◇ Room below the house

Lowering a basement floor means digging next to footings that are holding the house up. The work goes in sections, with underpinning where the engineer calls for it.

Done in the same project as a foundation replacement, the excavation only gets paid for once.

COMMON QUESTIONS

Haight-Ashbury concrete questions

Does my Haight-Ashbury Victorian need a new foundation?
Not always. Brick that crumbles, cracks, or gives under a screwdriver usually means replacement. Brick in good shape may only need repair and bolting. We inspect at no charge and tell you which, and how urgent it is.
Can I lower my basement for an ADU?
Often. Many Haight houses already have a tall basement or garage level to work with. Your engineer designs it, and the permit covers the excavation, the new slab, and any underpinning. We tell you at the site visit what your lot is likely to need.
Do we have to move out during foundation replacement?
Usually not. The foundation is replaced in sections so the house stays supported throughout, and most owners stay. Expect short utility interruptions when lines are reconnected.
