Concrete contractor on Potrero Hill

Potrero Hill is the sunny one, with views of downtown and the Bay and a crooked block of Vermont Street that rivals Lombard. The hill is rock under thin soil, the streets are steep, and the houses range from 1880s cottages to new modern builds. Concrete work here usually starts with digging into the hill.

LOCAL KNOWLEDGE · POTRERO HILL

Building into rock

Potrero Hill’s bedrock sits close to the surface across much of the hill. That’s good for foundations and hard on excavation.

△ Rock close to the surface

Digging for a garage, a wall, or a footing often hits rock. It holds well once you’re on it, but getting there can take breakers instead of shovels.

We look at nearby cuts and any soils report before pricing excavation, so rock isn’t a surprise.

§ Serpentine on the slopes

Parts of the hill, especially toward the south and east, contain serpentine rock, which can carry naturally occurring asbestos.

Where excavation disturbs it, state and air-district dust rules apply. We plan for that when the soils report or the site points to it.

⌂ Cottages next to new builds

The fire didn’t reach the hill in 1906, so older cottages and Victorians sit beside postwar houses and new construction.

An older house next door may be on a shallow foundation, so excavation near a property line is planned with the neighbor’s footing in mind.

COMMON QUESTIONS

Potrero Hill concrete questions

Why does excavation on Potrero Hill cost more?
Rock. Where it’s close to the surface, digging takes more time and heavier equipment. We check the site and any soils report first and price what we expect to find.
Does every retaining wall need an engineer?
Not every one, but most here. Walls over 4 feet need engineering and a permit, and so do shorter walls that support a driveway, a building, or a steep slope above them.
Do you handle the permit for a rebuilt garage apron?
Yes. Aprons, curbs, and sidewalks are in the public right-of-way, so the work needs a Public Works permit and must meet city standards. We pull it and schedule the inspection.
