Lower Pacific Heights sits west of Van Ness Avenue, where the 1906 fire stopped, so much of its housing predates the automobile. Most concrete problems here come from fitting modern life onto those lots.

⇲ The cut-in garage

A garage carved into a Victorian’s raised basement puts the floor near sidewalk level with a short apron in between. Get that slope wrong and bumpers scrape on the way in while rainwater runs under the door on the way down.

We set the apron with a transition break where the grade changes, and add a channel drain at the door when the geometry cannot shed water on its own.

◎ Old trees, lifted squares

Many blocks here are lined with mature street trees whose roots lift sidewalk squares. Since Proposition E took effect in 2017, the city maintains street trees and is responsible for sidewalk damage their roots cause.

Do I need a permit to widen my garage driveway apron?
Yes. Any change to a curb cut, and any work on the apron and sidewalk in the public right-of-way, needs a Public Works permit, and adding parking can also involve Planning. We tell you at the estimate which approvals your lot needs and handle the Public Works side.
A street tree heaved my sidewalk. Am I paying for it?
Often not. Since 2017 the city has been responsible for street trees and the sidewalk damage their roots cause. Damage from other causes is still the owner’s. We separate the two in writing so you can take the root-damage portion to the city.
My garage floods in winter. Is that a concrete problem?
Frequently. Cut-in garages often sit at the low point between sidewalk and house, with an apron that slopes the wrong way. Regrading the apron, adding a channel drain at the door, or both usually fixes it. We check where the water actually gets in before recommending either.
