Two eras of concrete on the same blocks

Redevelopment from the 1950s through the ’70s demolished whole blocks around Japantown and rebuilt them as superblocks and complexes. What it left behind changes the job from one lot to the next.

⌂ Victorians that made it twice

The 1906 fire stopped at Van Ness Avenue, so the Victorians here survived it. Many did not survive redevelopment. The ones still standing are well over a century old, and many still sit on their original brick.

Brick and lime mortar weaken with age and were never designed for earthquakes. A look through the crawlspace tells you which kind of foundation you have, and our inspection is free.

▦ Half-century concrete

Plazas, walkways, and garage ramps poured during redevelopment are now 50 to 60 years old. Concrete from that era often has thin cover over the steel, so moisture reaches the rebar, the rebar rusts and swells, and the surface breaks off. That is the spalling on older ramps and stair edges.

Patching over rusting steel fails fast. We cut back to sound concrete, treat or replace the steel, and rebuild the section.

◇ Finishes that suit the neighborhood

Exposed aggregate, where the surface paste is washed away to reveal the stone underneath, reads closer to traditional garden paving than a plain broom finish, and its texture holds traction when the fog settles in.

Public sidewalks follow city spec. Private walks, entries, and courtyards are where the finish is your choice.

Do you work with HOAs and property managers in Japantown?
Yes. Much of Japantown’s housing is condos, co-ops, and managed complexes. We provide a written scope with photos, a fixed price, and a certificate of insurance, which is usually what a board needs to vote. Work is phased so residents keep access to entries and garages.
How do I know if my Japantown Victorian still has a brick foundation?
Look through the crawlspace access. Brick and crumbling mortar instead of a smooth concrete wall is the sign. Any house built before 1906 that has never had foundation work is a candidate. We inspect at no charge and tell you whether replacement is urgent, advisable, or not needed.
Can a storefront stay open during sidewalk repair?
Usually. We replace squares in phases so there is always a clear path to the entrance, and we schedule the pour for the quietest hours we can. The Public Works permit and inspection are part of the job.
