Alamo Square is one of San Francisco’s Article 10 landmark districts. Exterior alterations visible from the street can require a Certificate of Appropriateness, and in-kind repair is generally simpler to approve than a redesign.

The streets around the square rise toward the park, so many lots combine a raised front entry, a garage near sidewalk level, and a sloped back yard. Stairs, steep aprons, and retaining walls often share one property.

When they share drainage, we price them together, because water from one usually becomes the next one’s problem.

⚠ Sidewalks with an audience

Few residential sidewalks in the city see foot traffic like the Steiner Street side of the park. Under the Public Works Code, the fronting owner maintains the sidewalk, and a trip on a lifted square is the owner’s problem.

Grinding or replacing lifted squares before a notice or a claim is the inexpensive version of this.

If it was built before 1906 and the foundation has never been replaced, very likely. The 1906 fire did not reach this neighborhood, so many original houses and their original foundations are still here. We inspect at no charge.
