Hayes Valley was reshaped twice. On the morning of the 1906 earthquake, the ‘ham and eggs’ fire started in a kitchen on Hayes Street and burned across part of the neighborhood. Then the 1989 Loma Prieta earthquake damaged the elevated Central Freeway overhead, which came down and was replaced by Octavia Boulevard and Patricia’s Green. Surviving Victorians, post-fire flats, and new buildings on former freeway parcels now share the same blocks.

Fire, freeway, and what came after

You can read Hayes Valley’s history block by block, and it changes what we find under each building.

⌂ Which side of the fire line?

Houses on the blocks the fire skipped are often original Victorians on brick. Buildings on the blocks that burned were rebuilt after 1906, many on early concrete foundations with little or no reinforcing steel.

Neither is automatically a problem. Both deserve a look before a remodel, and the inspection is free.

▦ After the freeway

When the Central Freeway came down, the land under it became Octavia Boulevard, Patricia’s Green, and a string of new housing parcels. Older buildings now sit beside much newer construction.

If you own next to a new build and notice new cracks, document them with dated photos. We can assess them, and your neighbor’s contractor and insurer will want that record.

§ Who owns the storefront sidewalk

Hayes Street’s shops and restaurants put tables, planters, and steady foot traffic on the sidewalk. The Public Works Code assigns sidewalk maintenance to the fronting property owner, and commercial leases often pass that duty to the tenant.

Whoever holds it, we quote from the notice and schedule around service hours so the business stays open.

Was my Hayes Valley building built before or after 1906?
Permit history and Assessor records give the year, and the foundation itself is a clue: brick usually means pre-1906, while concrete with little or no steel usually means an early rebuild. We tell you what we see during the free inspection.
Can you pour a patio in a backyard with no side access?
Yes. We pump through the garage when there is one, or wheel concrete through with floors and walls protected. Small yards also need drainage planned in, since there is rarely anywhere for water to go but toward the house.
My tenant’s restaurant sidewalk got a repair notice. Who handles it?
The notice goes to the property owner, and your lease decides who pays. Either way, we quote from the notice, pull the permit, and schedule around the restaurant’s hours so it can stay open.
